OPERATIONAL APPROACH

Building a factory abroad is not just about construction

You already know how to manufacture. The friction is never in production; it is in securing the right land, navigating regional tax incentive regimes, chasing permits across ministries, and ensuring general contractors honor their guarantees.

Most investors end up managing 8 to 10 disconnected contractors. When delays strike, the financial loss and finger-pointing always fall on the investor.

FABRIQ consolidates this entire chain under one roof.

Fragmented Traditional Model
FABRIQ Integrated Operational ModelSTANDART EPC
8–10 independent contractors & blame shifting
One binding legal contract, one counterparty: FABRIQ
Investors absorb the cost of contractor delays
Contractually guaranteed milestones & penalty clauses
Automation designed too late, requiring demolition
Digital infrastructure integrated during architectural drafting
Uncontrolled budget overruns and scope creep
Fixed scope and transparent turnkey EPC contractor margin
You plan production; we manage the ground.
SERVICE ARCHITECTURE

Three services, three distinct expertises.

Each service is complete on its own. You can engage us solely for site selection and permitting. If you already have land, we step straight into EPC construction. Or if you have an operating facility, we can execute automation and digital networking alone.

Service Comparison and Engagement Matrix

Engage individual capabilities or execute your complete industrial cycle under one roof.

FABRIQ LAND
01
01 — LAND & PERMITS

FABRIQ LAND

The wrong parcel is a ten-year liability.

Site selection is the single irreversible decision in manufacturing. Buildings can be expanded, machines upgraded; but a parcel locked in the wrong tax zone, lacking utility capacity, or far from export logistics generates recurring operational penalties throughout the plant's life.

What We Deliver
  • Regional shortlist tailored to your sector, capacity, and logistical profile.
  • Comparative tax incentive and fiscal regime simulation.
  • On-site utility audit: high-voltage power, gas pressure, water, wastewater, and freight rail.
  • Direct negotiations with special economic zone (SEZ) directors and ministries.
  • End-to-end management of official allotment decrees and municipal approvals.
Client Deliverables
  • Comparative Regional Feasibility Report
  • Custom Incentive & Tax Scenario Model
  • Utility & Infrastructure Capacity Audit
  • Official Land Allotment Decree & Permit Package
  • Preliminary Investment Timeline
NOT: Statutory incentive approval belongs to public authorities. We do not promise empty shortcuts; we contractually guarantee rigorous zone selection and strict procedural compliance.
Once land allocation is complete, you are free to proceed with your own contractors. You are never obligated to continue with us.
FABRIQ BUILD
02
02 — FACTORY CONSTRUCTION

FABRIQ BUILD

The building is erected around the production flow.

A generic pre-engineered building appears cheap upfront but proves costly in operation. Incorrect column spans block overhead cranes; inadequate eave heights halt future expansion; poorly placed loading docks bleed hours every shipment. We draft the factory only after engineering your material workflow.

What We Deliver
  • Workflow-driven master architectural layouts and industrial design.
  • Structural steel, mechanical (HVAC), and electrical engineering blueprints.
  • Comprehensive state building permits and regulatory compliance.
  • Turnkey general contracting and full-time on-site management.
  • HSE oversight, rigorous quality audits, and transparent monthly progress reporting.
  • State commissioning and final operational handover.
Client Deliverables
  • Approved Architectural and MEP Blueprints
  • Building Permits and State Expertise Clearances
  • Completed Structure and Official Commissioning Protocols
  • Facility Operations & Maintenance Dossier
NOT: Our contractual standard: fixed scope, defined timelines, and binding liquidated damages. Out-of-scope requests are priced in writing at the moment of request, not retroactively mid-build.
If you lack land, we can resolve site permitting first; if you already possess a parcel, we commence immediately with architectural engineering.
FABRIQ TECH
03
03 — AUTOMATION & DIGITAL INFRASTRUCTURE

FABRIQ TECH

Digital infrastructure is planned before concrete is poured.

Retrofitting automation after the factory is completed means trenching finished floors and tearing walls. When cable trays, PLC enclosures, and IoT points are designed during architectural blueprints, costs plummet and commissioning times are halved. If your plant is already running, we execute staged rollouts without interrupting live output.

What We Deliver
  • Automation control panels and instrumentation installation.
  • Industrial Ethernet infrastructure and OT cybersecurity.
  • MES — manufacturing execution and batch traceability.
  • ERP enterprise integration and data pipelines.
  • IoT sensor deployment and automated telemetry.
  • Plant security: CCTV, biometric access control, and alarm telemetry.
  • System commissioning, operator training, and sign-off.
Client Deliverables
  • Fully Commissioned Automation and Data Network
  • Real-Time Production Dashboards and Reporting Interfaces
  • Certified Operator & Maintenance Team
  • Complete Technical Documentation and SLA Support Package
NOT: It does not matter who built the physical facility. We deploy advanced automation into brand-new builds as well as established plants running for decades.
In an operating facility, production loss is the primary risk. Deployments are executed in phased sprints during planned maintenance windows with contractually agreed downtime limits.
OUR ADVANTAGES

Why work with one partner?

When investing abroad, 80% of project delays stem from fragmented contractor coordination, not engineering.

01STANDART

Single Contract

Regardless of the service scope, you deal with one single legal entity. Responsibility is never diluted.

02STANDART

Early Integration

Digital automation is embedded while the building is still on the drawing board; cabling, panels, and data routes are planned right from day one.

03STANDART

Right Region

We pinpoint the optimal tax regime and logistics corridor among hundreds of industrial zones across Uzbekistan.

04STANDART

On-Site in Tashkent

We do not monitor projects from afar. Our local engineering team is physically on the ground in Tashkent, managing public authorities and sites face-to-face.

HOW WE WORK

The roadmap depends on your required scope.

A single service follows a concise, focused track; multi-service engagements run concurrently. Below are the four distinct execution pathways; we determine your track during our initial briefing.

DURUM:In this model, phases run concurrently rather than sequentially. Value is created by parallelism: conceptual design begins while permits are drafted; automation is integrated while the building is drawn.

ABOUT US

Founded in Tashkent, executing directly on the ground.

FABRIQ was founded to resolve the fundamental challenge faced by manufacturers entering Uzbekistan: the gap between a promising vision and an operating plant is never purely technical — it is operational. The disconnect between the broker securing land, the agency issuing permits, the civil contractor pouring concrete, and the team deploying software represents the single largest hidden cost in overseas investment.

Our engineering and project management core is headquartered in Tashkent. All interactions with ministries, regional khokimiyats, and utility operators are conducted face-to-face on the ground. We manage commercial and regulatory nuances by understanding both international standards and local execution.

Our Operational Principles

İLKE 01

We sign the contract

We carry 100% of the contractual responsibility.

İLKE 02

Bad news is shared early

Never late, always upfront.

İLKE 03

Zero hollow commitments

We never commit to what we cannot deliver.

ENGAGEMENT

Let's discuss your factory investment.

Regardless of your current stage, the initial briefing is complimentary. Share your objectives and we will map out your optimal pathway together.

Whether you have no land, have a parcel, or have an operating facility — we have valuable insights to discuss.
